North Charleston – January 2020

  • The Situation: Frustrated Landlord – Duplex Rental property. Landlord lived on one side for 20 years. Never got around to renting or fixing up the other side. Could not longer keep the place up. We came in and gave the seller CASH to allow her a fresh start!

North Charleston

– The Situation: Inherited Property – Family inherited the property but had no need for it. Preferred cash but needed a lot of work before putting on the market. Agents were skeptical about speed of sale due to condition. The family turned to us, and we were able to buy it for cash, quickly, and at a fair price! We bought it AS-IS and NO repairs were made prior to close. They got rid of a HUGE headache and got a pile of cash in return!

– The Situation: Facing Foreclosure – Was able to help the family by buying this home, avoid foreclosure, and put money in their pockets! Home had too much damage for traditional sale so we were able to buy for cash and help them and get it sold. This house had huge holes in the roof with active water pouring in. The yard was filled with downed tress from a previous hurricane. We purchased AS-IS.

Real Cash Close

– Situation: Out of State and Inherited – Family lived out of state and inherited this property. Huge holes in the roof, water pouring in every rain, animals running inside of the home, massive fire in the kitchen, interior walls coming in! Neighbor sued them due to condition under Code Enforcement and Abandonment laws. We were able to come in and negotiate a settlement with the neighbor, buy the home, renovate, and now it looks brand new. The Sellers went from a huge headache of being sued, not being able to sell the home to a complete EASY and FAST solution with one ALL-CASH Buyer – FastCharlestonHouseBuyer! Everyone (even the neighbors) are thrilled with the renovation and outcome.

– Situation: Bad Tenants – Broken Pipes in Slab – This house had bad tenants and a lot of damage as a result. Several pipes were also broken in the slab and the plumbing had to be completely renovated. We were able to make a FAST, FAIR, AND ALL-CASH Offer and solved all of their problems! They walked away with cash in hand and said goodbye to their problems! We took over the tenants/lease, made repairs to the plumbing and eventually renovated the home completely.

Downtown Charleston

– The Situation: Bad Tenant – Deferred Maintenance – Run Down. The seller had 2 bad tenants in this duplex and had owned it for a number of years. The 2nd floor was sinking in due to an original support wall being removed years ago and not providing proper support. Termites and water had destroyed most of the original wood structure of the 1st floor. We were able to buy the duplex and completely renovate it from top to bottom. The seller walked away with Cash in hand and said goodbye to what ended up being an over 1 year renovation project.

West Ashley

– Situation: Foreclosure – Bad Tenant – Inheritance. Family inherited the property, attempted to rent it out to make mortgage payments but had a bad tenant, and were facing foreclosure. We were able to make a FAST, FAIR, AND ALL-CASH Offer and solved all 3 of their problems! They walked away with cash in hand and said goodbye to their problems!

Goose Creek

– Situation: Inheritance – Was able to help the family from back taxes and close quickly. Much deferred maintenance but not problem for us! The property was just sitting idle and had a lot of damage over the years. We were able to get the family QUICK CASH at a FAIR price so they could move on.

“Quite often investors are willing to pay cash for a home and with the recent tightening of financial restrictions, coupled with the growing number of complaints about low appraisals, having a cash buyer has become even more appealing.”
